A duplex, townhome or apartment complex is a good example of a multifamily home and all can qualify for a residential multi-family mortgage loan.
If a property owner chooses to live in one of their multifamily units, it’s considered an owner-occupied property and is able to obtain a residential multi-family mortgage loan. Even if you have low credit you could be acceptable too.
A multifamily home is any residential property containing more than one housing unit.
- Duplex: A duplex is a two-story house with a different family living on each floor. They’ll share one front door, but both units will have separate entrances.
- Townhouse: In a townhouse, two families live in one house separated by an interior wall. Both families will purchase their unit separately, and both units have a separate entrance.
- Apartment complex: An apartment complex is a single structure with at least five or more separate housing units. Residents will often share common resources like a swimming pool, parking garage or playground.
- Semi-detached house: Similar to a townhome, a semi-detached house is a single-family home sharing a common wall with another home.
Here’s an overview of various types of Multifamily Housing Units:
We have the ability to offer 2 to 24 units underwritten as a Residential Multi-Family Mortgage Product either as an investment property or as an owner occupied resident. Again, to qualify as a residential owner occupied the borrower only needs to live in one of the units.
If qualified no origination points, higher LTV’s (Loan to Values) are available, and lower credit scores are acceptable, streamline underwriting along with Fast Approvals.
These mortgage loans can be underwritten with full documents.
OR
As a Non-Qualified Residential Mortgage (Bank statement mortgage loan, rental income verification, which is considered a Low Document Mortgage Loan).
